Gail’s Unveils Exciting New Café in West London Amidst Major Redevelopment Plans

The renowned bakery chain Gail’s is preparing to establish a new café at the Hammersmith Civic Campus, having reached an agreement to sign a lease with the local council. The Civic Campus, a flagship initiative of the Hammersmith and Fulham Council, is poised to become a vibrant hub, offering a variety of cultural amenities alongside dining establishments, residential properties, and a renovated Town Hall.

Exciting Developments at the Civic Campus

The King Street complex, which is part of the Civic Campus, will also feature office spaces and a new cinema operated by Curzon. The announcement of Gail’s as a forthcoming tenant has been documented in a decision notice that elaborates on the lease arrangement. This notice, sanctioned by the council’s Executive Director of Place, directs an officer from H&F Housing Developments—an entity owned by the local authority—to formalise the agreement with Gail’s for one of the units within the complex.

According to the documentation, the rental terms will be set at open market rates, with provisions for reviews every five years and a rent-free period to be included. The notice emphasises the significance of Gail’s involvement, stating, “The grant of a lease to Gails Limited will be an important step towards the activation of the Civic Campus. Gails Limited will be a key anchor tenant. Once they have entered into an agreement for lease, they are committed to entering into the lease. This will act as a catalyst for the marketing and the disposal (lease) of the other commercial leasehold units.”

Future Prospects and Construction Challenges

Both Gail’s and the council have refrained from commenting on the matter, as the lease has yet to be finalised. The timeline for the opening of Gail’s remains uncertain. Compounding the situation, the Civic Campus’ primary contractor, Ardmore, entered administration earlier this year. The project has already faced significant delays, attributed to various challenges, including the impacts of Brexit and an on-site incident in 2022 that hampered construction progress.

In light of these developments, a spokesperson for the council previously indicated that they were aware of Ardmore’s situation and had “prepared accordingly,” with a full opening of the Civic Campus anticipated for this summer. This ambitious project aims to revitalise the area, offering residents and visitors a dynamic space to enjoy.
